Landlord Services

  • Promptly respond to all Landlord queries
  • Monies received from tenants are held in a trust account
  • Ensure current insurance held covering liability and loss of rents 
  • Monthly financial report and management report to the Landlord *
  • Identify value add opportunities 
  • Approval sought prior to approving items chargeable to Landlord
  • Approval required for all expenditure over predetermined amount *
  • Communicate with professional advisors on your behalf (valuers solicitors, consultants)
  • Conduct lease renewals, variations, assignment of leases and sub-leasing with tenants
  • Negotiate new leases with new tenants including any due diligence work

Tenant Services

  • Collect rents, operating expenses and debtor management 
  • Setting of operating expense budgets and undertaking operating expense wash-ups
  • Investigate and resolve tenant’s issues and promptly respond to queries
  • Maintain open dialogue with tenants
  • Provide 24/7 contact to the property manager - not a call centre
  • Leasing co-ordination with agents

Property Services (Facilities Management)

  • Co-ordination of all repairs and maintenance
  • Arranging and procuring service contractors
  • Ensure Building Warrant of Fitness is current
  • Compliance with all building and council regulations
  • Oversee tenant fit-outs and contractors on site
  • Compliance with the new Health & Safety at Work Act
  • Regular monthly property inspections
  • Six monthly thorough internal and external inspections
  • Preventative Maintenance planning
  • Monthly reporting to clients on material items

Body Corporate Services

  • Ensure compliance with Unit Titles Act and Body Corporate Rules
  • Convene AGMs and distribute minutes
  • Maintain records and handle communications
  • Prepare pre-contract/pre-settlement disclosure statements
  • Prepare invoices and collect levies
  • Monies received from unit holders are held in a trust account
  • Prepare annual budgets
  • Prepare statements and reports for members
  • Arrange insurance valuations
  • Arrange insurance and handle any claims
  • Arrange all repairs and maintenance
  • Arrange Long Term Maintenance plan
  • Regular inspections of property
  • Ensure body corporate rules are being followed and adhered to
